Frozen Pipe Prevention

Harsh winter weather can cause a number of problems for homeowners, but one of the most common issues is frozen pipes. Even one frozen pipe can cause major damage in your home, and it can happen more easily than you might think. Research has found that water pipes placed in an insulated, unheated attic start forming ice when the outdoor temperature goes below just 20 degrees Fahrenheit.

I’ve worked in insurance for over 25 years, and I’ve seen frozen pipes contribute to tons and tons of insurance claims. It’s something that every homeowner fears, but there are ways to reduce the risk of your pipes freezing.

Identify Exposed Piping

First, it’s important to know whether your home has any exposed piping. Up north, most houses are built with the cold in mind, so pipes are typically not exposed to the elements. But there are always exceptions, and some older homes may have been built with unprotected pipes. Houses in warmer climates often have exposed piping as well, since freezing temperatures are less frequent. No matter where you live, any pipes that are unprotected run the risk of freezing over in winter weather.

Protect Those Pipes

Home improvement stores and plumbing supply companies have everything you need to insulate pipes yourself. Fiberglass or foam sleeves can greatly reduce the risk that your pipes will freeze over. If that’s not enough, there are heating cables and tapes that are specifically designed for pipes and can be controlled by your thermostat. This way, you don’t have to remember to turn them on when winter hits.

Home-Saving Hacks

If you don’t have access to these materials and the temperature is dropping fast, you can always try an old trick for preventing frozen pipes. Turning on your faucets to a slight drip can slow down the freezing process and alleviate pressure in the event your pipes do start to freeze over. And if you happen to be away from home, don’t lower the heat too much. You might save on your heating bill, but water damage from frozen pipes will outweigh any cost savings!
